The property was unoccupied and in need of extensive modernisation, alterations, and refurbishments.
Planning permission for internal alterations, a single-storey extension and construction of a new front porch for the property was obtained prior to ADM Surveyor's involvement by Mr Michael Kingsbury of Residential Design Architects, Derby who also undertook architectural services during the project. Substantial external works and drainage were also required.
Our pre-contract work included budget advice on the estimated construction cost of the proposed project, cost control and preparation of tender documents in the form of Bills of Quantities, obtaining competitive tenders and preparation of contract documents.
The project commenced in September 2018 and was completed in July 2019 giving the client a large high quality and bespoke family home. S&S Contracting Limited of Leicester were the main contractors to undertake the work. Our post-contract services included supervision of works on site, administration of the contract, monthly site meetings, preparation of contract instructions, valuations, and agreement of the final account with the main contractor.
